Technical details

Structure

The construction of the building is of a monolithic reinforced concrete, where vertical structural elements (columns and reinforced concrete monolithic slabs without beams) are placed into the facade wall and towards  the inner horizontal communications. Pivotal in raster in the building is such that it allows flexibility of the space, as well as the possibility of connecting multiple dwelling units.

Architectural raster in a residential area is 5.40m / 7.15m, 5.40/1.90, while in the business area it is 8.10/8.80m.

Vertical structures are primarily reinforced concrete columns. In addition to them, in the load transfer onto the foundation there are also reinforced concrete walls, staircase walls and lift shafts. As protection of foundation pit, the wall of the d=60cm diaphragm has been designed, all around the edge of the lot. Horizontal ceilings of the underground floors are made of reinforced concrete slabs in decline.

All stairways and ramps are also a reinforced concrete monolithic structure.

Roofs and hydro insulation

Roofs are designed as impassable flat roofs with final processing and hydroinsulation.

Waterproofing of the roof is provided with added protection against UV radiation, and it is resistant to thermal fluctuations from -20°C to +100°C.

The project also encompasses installation of waterproofing in:
- Toilets, technical rooms and garages
- Around the perimeter walls, floor panels and the foundation of the structure’s plateau
- As well as on all balconies and the floors in the building

Inner walls

The inner walls differ, depending on the position where they are:
- Partition walls between apartments, clay blocks of 25cm
- Around the bathroom, full brick of 12cm thickness
- Partition walls in apartments, clay block of 9cm
- Reinforced concrete walls of 20cm, 30cm and 60cm

Internal surface finishing

Floors:
- In apartment bedrooms, ‘nature’ hardwood, and in kitchens and bathrooms, granite
- In vertical and horizontal communications, floors are made of granite tiles

Walls:
- For the apartments, dispersion paint in bedrooms, granite tiles in sanitary rooms and kitchens 
- In vertical and horizontal communications, dispersion paint + granite in the lift lobby

Ceilings:
- For the apartments, dispersion paint, and suspended ceilings (monolithic plaster board) in bathrooms
- In vertical communications, dispersion paint, and for the entrance hall and horizontal ccommunication-plasterboard suspended ceiling

External joinery:
- Wood-aluminum; wood as the material of the interior and aluminum as exterior protection of wooden elements
- Double glazed, thermopane windows
- Top quality tilt and turn hinges from renown world manufacturers, with motor drive shutters

Internal joinery:
- At the entrance metal security door: the door is made of profiled sheet metal with special soundproof filling, and on both sides it is veneered with massif wood veneer The frames are made of channel section with wooden filling. The skirting of the frame, finishing batten and veneered cover above the door 
-  Hinges produced by top world manufacturers, and with a lock of 4+1 cylinders

Internal doors: 
- The door is laminated wood J/S, MDF coated on both sides  with polyurethane water-based varnish, or vertically and horizontally veneered oak massif, or ash massif
- Hinges of top world manufacturers, as well as magnetic locks
